Architectural Elements: The use of renewable materials was used as the major building material, including poured in place concrete and steel roof structures at the lowrise. Continuous balconies shade the low-e, energy efficient glass. The entrance courtyard water feature is a part of the central plant cooling towers, allowing the pinnacle to provide an attractive feature, while maintaining efficient water usage.
Description: Design a mixed-use development that creates a connection to the high traffic corridor of Tropicana Ave. while developing a private enclave that encompasses the condo entrances & several high-end restaurants.

The abundant 11 acres for this mixed-use project provided the opportunity to create a private garden entrance courtyard to the 2 high-rise condominium towers and the restaurant pads, while allowing the retail and office components to address Tropicana Ave. The twin serpentine towers have continuous balconies, which also undulate out and in from the towers, giving movement to the balconies as you view the towers vertically. The twin serpentine high-rise condominium towers are approached through security control at both Tropicana Ave and Cameron Street, leading into a private garden courtyard. This private courtyard creates a "decompres­sion" space between the outside world, and the quiet sanctuary of home. The two restaurant pads at the comer of Tropicana and Cameron also share their front doors with this private courtyard. The twin towers are con­nected by three sky bridges, each of which contain sky condos, with balconies and views in both directions, and each sky condo has roof decks with spas and gardens, creating a truly unique and commanding presence on the Las Vegas skyline. The serpentine towers have continuous balconies, which also undulate out from the towers, giving movement to the balconies as you view the towers vertically. A common lobby connects the two high-rise towers, along with the seven story parking garage, meeting rooms, bar and lounge, retail store, con­cierge desks and resort condominium check-in desk. The three-acre recreation deck sits above seven levels of parking. This recreation deck includes swimming pools, spas, a running track, fire pits, a gazebo and gathering spaces. The recreation deck level also includes a clubhouse which contains gathering spaces, bar and lounge, small restaurant, toilets and two private theaters. Thirty-one bungalows wrap two sides of the recreation deck, each accessed via elevators from the garage below to an elevated sidewalk that overlooks the recreation deck. Each bungalow has a front stoop, and two story glass windows looking onto the recreation deck, creating a landscape similar to what you might find in an old city such as Portland, or lower Manhattan. The two story retail and office complex along with the wide pedestrian realm creates a contemporary landmark along Tropicana Avenue, providing shopping, restaurant and office opportunities for both the tenants and guests of the Pinnacle, as well as the residents of Las Vegas.
