Statement of Design Approach:
The project site is located in Seoul, Korea and the goal of the project is to transform this riverfront site into a tourist, commerce and environment friendly waterfront development. "The project aims to transform the overall landscape of the Seoul area by focusing on the development along the Han River, which flows across the heart of the city." The Renaissance Riverfront Project was established to promote land use of the areas adjacent to the Han River, to achieve the following principles: 1. Recovery of culture and historical assets 2. Restoration of the environment and 3. Creation of an energetic urban culture.

Our urban design concept is to bring the river into the project site and to create an environmentally friendly waterfront development that encompasses a balance between nature and technology. The waterfront will be a prototype to attract visitors from all over the world and experience this unique destination- a World Showcase for a Beautiful Sustainable Green City.

Proposed riverfront prototype design approach is to create a place where traditional Korean culture stands right next door to the development of cutting-edge technology and the preservation of the local environment.

We propose a major 20-acre Ecological Park in the eastern waterfront area to replant and restore with local Korean plants and vegetations. An aquarium and fishponds are proposed for the exhibition and preservation of endangered species of Han River fishery.

Create a sequence of social events places and sports parks throughout the entire project by providing open spaces, ecological parks, waterfront plazas, squares, green spaces for cultural events and group games/sports, traditional Korean and contemporary gardens, fishponds, wedding lake/bridges, traditional Korean archery field, entertainment performing parks/plazas, water features, Korean traditional landscape sculptures, art works and street furniture.

A world-class casino, a convention center, with hotel, commercial, retail and residential components are also proposed to achieve a mixed-use urban design project. Education, sports, leisure, and entertainment will be seamlessly linked throughout the city for the enjoyment of both the local community and international visitors.

Our design preserves existing historical architecture and structures such as the Main Pump Station: turning historical structures into modern Green Architecture/Museum, and provide education/research centers, entertainment facilities, amenities, retail, commercial and waterfront restaurants.

A River Walk system for pedestrians is designed to link all pubic spaces throughout the entire waterfront area. In conjunction with retails, cafes, restaurants, commercial, cultural, sports, entertainment, museum, hospitality, residential, mixed-use components, this walkway system provides various amenities and allow people to access the entire site without utilizing automobiles.

Western boundary with existing Waste Water Treatment Plant - An earthen berm with landscaping is proposed to act as a physical and visual barrier between the development and the Waste Water Treat Plant. A zone of open space, which includes walking/biking trails, athletic fields, and playgrounds, also extends this buffer area. The open space could then transition to light commercial/warehouse development before the retail and residential uses.

Automobile and pedestrian circulation systems are carefully designed to fit into existing urban fabric and future developments. The many forms of transportation (boat, train, car, bicycles) will provide easy access to all that the city has to offer.

Furthermore, the entire waterfront design will be based on the concept of sustainability with respect for the past, regard the present, and promise the future

Sustainability Description:
1. Define Urban Redevelopment Project
Our proposed development density is about 120,000 SF per acre.

2. Alternative Transportation
We place all the buildings within 1/2 mile from the subway #5 and #9 stations and 1/4 mile from 3 city bus lines.

We also propose human-powered/low-energy internal and external transportation and transit systems to link existing roadway systems.

3. Site Selection
The site is not a previously parkland and is not prime farmland. Han River 100-year flood level is at +12.31 M (40'), our proposed development building pads level is at +16 M (52'), no new developments within 30 M (100') of the Ecological Park area.

4. Storm Water Management & Water Efficiency
We recommend the construction on an underground vault on the portion of the existing Sewage Treatment Plant (WWPT) site that will be removed from service. This would bring the flows closer to the treatment plant and would also facilitate an area to partially treat the CSO flows before discharge to the Han River.

We recommend water reuse as an important facet of the development. Use WWPT effluent for the major water features, flushing of the CSO vault, irrigation of open space and landscaped areas, fountains in the public spaces, irrigation of Green Grid roofs, flushing of toilets and urinals in the hotel, convention center, and commercial buildings. We also recommend using treated effluent as the clean/fresh water source for the water features.

The integration of green sustainable solutions into the Project includes the application of water quality and conservation components into the design of proposed residential and commercial buildings, parking structures and recreational facilities. The water quality techniques include the management of urban runoff to improve and maintain water quality of the reservoir. Re-use of storm water and other water conservation approaches are also proposed as part of the project.

We recommend these LEED techniques to improve water quality by replacing impervious surfaces with porous surfaces and directing potentially impacted urban runoff to landscaped areas that cleanse storm water through natural processes.

We recommend Low Impact Development, an innovative stormwater management approach with a basic principle that is modeled after nature: manage rainfall at the source using uniformly distributed decentralized micro-scale controls. Our goal is to mimic a site's predevelopment hydrology by using design techniques that infiltrate, filter, store, evaporate, and detain runoff close to its source. Techniques are based on the premise that stormwater management should not be seen as stormwater disposal. Instead of conveying and managing/treating stormwater in large, costly end-of-pipe facilities located at the bottom of drainage areas, our design addresses stormwater through small, cost-effective landscape features located at the lot level.

5. Landscape and Exterior Design to Reduce Heat Islands
Our design includes to the maximum extent possible Green Sustainable elements such as restoring local vegetation, Green Grid roofs for the convention center and all other buildings, pervious pavement, LEED buildings, geothermal systems, and solar energy components, sidewalks to encourage pedestrian and bike traffic over car traffic, landscaping with native plants, design public spaces with a human scale development.

6. Materials
Our design calls for the maximizing the use of recycled materials throughout the entire project and establishment of construction waste management.
