| Entry number: B07009 Narrative/Project Description Located on a corner lot, Newport Lofts features ground floor retail, six stories of enclosed/secure parking, fourteen stories of condominiums, and an amenities deck. Its concrete core and shear walls support a structural steel frame and composite concrete floor decks. Retail tenant and an elegant residential lobby activate the street level. Translucent, perforated-metal screens clad six levels of internalized parking. The contemporary exterior is articulated with anodized aluminum windows, EIFS wall panels, and a private balcony for each unit. Penthouses and the signature amenities level cap the high-rise. The crown of the building is defined by an open web, tubular space-frame over an amenities deck that takes advantage of a 360 degree view of the Las Vegas skyline. Newport Lofts has 168 high-end urban loft units and outdoor terraces, and an unparalleled amenities deck that features a swimming pool, spa, movie room, gym, running track/promenade, and other amenities designed to bring commercial quality health and fitness facilities home to the building occupants. The units, ranging from 900 to 3,000 square feet, are designed in an urban “renovated loft” style with 13 units per floor aligned vertically to the penthouse level. Featuring spectacular views, the penthouse level has a total of 12, two-story penthouse units. This urban high-rise residential tower uses a variety of passive-solar responses to mitigate the climatic harshness of its desert location. While large cantilevered balconies and louvered canopies spring from each floor to provide sun protection for the extra-insulated body of the tower, the lower portion of the tower encloses all of the project’s parking and is screened by an elegant metal brise-soleil. This acts as a double skin and helps to promote non-mechanical sack-effect cooling as well as helping to shade the building. | ||
