UB06004 Design Approach/Narrative: The design is based on the unique site located right by US 95 and the interchange of I-15. To achieve the size of the development, the office building has to be on top of the parking garage. This arrangement creates several opportunities: to have a plaza level demonstration garden in the air where the building starts; to give the office tower a base to the ground; to increase the density of the development and creates an urban environment; and to elevate the building to have the maximum exposure on the freeway. The geometry of the building is coming from the curving freeway in front of the building. The building has communications with moving cars with its size, materials, and forms. The garden level will be above the free way but building entrance will still be clearly identified because of the two-story high entrance statement. The raised floor system is used in the buildings interior to distribute air power and data for efficiency and flexible distribution. Day lighting principals are incorporated into the design with different specification of the glass and light shelves. Solar panels are used to generate the energy for the garage, and innovative HVAC system is used for less energy consumption.
